The economic base

Irmo is the definition of a repeatable market. Subdivision stock means comps are genuinely comparable, rehab scopes repeat from house to house, and District Five keeps a floor under both rents and resale.

Irmo's economy is retail and consumer services at regional scale. The Harbison corridor draws shoppers from several counties, and almost everything else in town orbits it. The Harbison retail corridor is the employer, in aggregate: national retailers, restaurant groups, medical and dental practices, and the service businesses that fill the space behind the big boxes.

Why place matters here

Two tiers sit side by side. National franchises hold the visible frontage on Harbison, while independent owner-operators work the older strip centers along St. Andrews and Broad River behind them.

The Okra Strut is the genuine civic anchor. A town festival named after a vegetable says most of what needs saying about how Irmo sees itself, and it is not a small event.

Town limits are irregular enough that plenty of places with an Irmo mailing address are not in Irmo at all, which confuses taxes, permits and service boundaries constantly. Underwrite the market you are actually in, not the one in the podcast you listened to.

Inventory and its surprises

You are mostly buying large 1970s–1990s subdivisions — Friarsgate above all — with consistent floor plans, attached garages and mature landscaping. Recurring renovation items here are 1970s and 80s original kitchens and baths, aluminum wiring in a subset of that era, aging shingle roofs reaching end of life all at once across a subdivision, and Masonite or hardboard siding failure.

Submarkets worth knowing: Harbison, Friarsgate, Ballentine, Lake Carolina side, Broad River, Whitehall and Coldstream. Comp within them, not across them. Schools run through Lexington-Richland School District Five, which moves both rent and resale.

Irmo addresses can sit in either Richland or Lexington County. Confirm which one before you assume a tax rate or a filing office.

The discipline

  1. Value it renovated, using same-submarket sales.
  2. Scope the work with the local recurring items already on the list.
  3. Price the hold — taxes, insurance, utilities, financing.
  4. Price the exit — sale costs, or realistic rent to the tenant pool that actually exists here.
  5. Then decide what you can pay.

Rental demand in Irmo comes from families zoned for District Five, plus professionals commuting to Harbison and downtown. A large suburban part-time pool, and constant turnover to match. Retail and restaurant staffing is a continuous process rather than an occasional one, and scheduling flexibility wins candidates more than pay. Renovate for that, not for a photograph.
